Developer shares why memorable commercial spaces encourage connection and support local businesses.

“Commercial developments should become part of a community’s daily life,” said Ekbatani. “When people choose to meet friends there, support local businesses, or spend time with their families, you’ve created something that goes beyond the buildings themselves.”
As communities throughout Central Florida continue to expand, developers face new opportunities to create projects that respond to changing lifestyles and community needs. According to U.S. Census Bureau data, Florida remains one of the fastest-growing states in the country, increasing demand for commercial spaces that provide not only goods and services but also places where people can gather and connect.
Ekbatani believes that thoughtful planning begins long before construction starts. He encourages developers to spend time understanding how people already use an area before deciding what to build.
“I’ve found that some of the best ideas come from simply walking around a neighborhood and paying attention,” he said. “You notice where people naturally gather, where they spend time, and what might be missing. Those observations often lead to better decisions than relying only on reports or projections.”
He also believes successful developments should support the long-term success of local businesses. A well-designed commercial property creates opportunities for businesses to complement one another, encourages visitors to spend more time on-site, and provides welcoming public spaces that invite repeat visits.
“When businesses benefit from one another instead of competing for attention, everyone wins,” Ekbatani said. “The goal is to create an environment where people want to stay a little longer because they enjoy being there.”
Industry research supports this approach. The International Council of Shopping Centers has found that mixed-use environments combining retail, dining, entertainment, and public gathering spaces encourage visitors to spend more time at a property while supporting increased activity for surrounding businesses. As consumer expectations continue to evolve, commercial developments are increasingly expected to provide experiences that cannot be replicated elsewhere.
Ekbatani believes developers should evaluate projects based not only on opening-day success but also on the value they continue to create years later.
“A project isn’t finished when construction ends,” he said. “That’s really when you begin to see whether it becomes part of the community. The most rewarding moments are seeing people return again and again because the space has become meaningful to them.”
As commercial real estate continues to evolve, Ekbatani hopes more developers will approach projects with a long-term perspective that balances business objectives with community impact. He believes that developments that prioritize people ultimately prove stronger investments because they foster lasting relationships among businesses, residents, and the neighborhoods they serve.
