The National Buyers Agents Association just released a useful guide about real estate buying for those who hope to purchase property in the strong seller’s market of 2022. The guide takes a look at both buying opportunities and the risks involved with rental properties in the current market.

Two main subjects are analyzed: 1. the financial strengths of buying real estate and 2) property management. Real Estate buyers who are buying second homes or hoping to buy a primary home and later turn it into a rental, are looking for alternatives to stocks and bonds. The process is simply explained on the KHOW630 “Consumers Real Estate” radio show that is referenced in the guide. The show airs at 8 and 9 am every Saturday morning in Colorado. The points made are helpful to anyone aspiring to buy real estate, not just in Colorado, but within the country as a whole.
One of the hosts of the show, Larry Stanley says, “If you have enough money to buy another house and make a down payment, consider renting it once you already own it and you already know the condition of it .”
The buying guide investigates why real estate is something everyone loves. One reason is because a roof over one’s head is considered a necessity,. As the population increases, more and more and more people need homes. Between the purchase and a sale 5 or 10 years later, homes have historically appreciated. The guide points out that if a decision is made to later rent the property, getting a good property manager is critical.
Buyers should be educated on the current market situation and where are the best areas to buy that have a chance of also appreciating in value. The best areas may include specific neighborhoods with access to transportation, amenities and good schools.
Buyers agents can be a great asset because they provide resources and tools to help assess the expenses that go along with managing a primary residence or a rental property.. They can research for homes that may not yet be on the market. They can help organize all of the inspection and lending deadlines.
